Owner Representative
Owners today are busy managing their organizations. The
ability to run their operations and simultaneously administer
the contract requirements, manage construction cost, track the
construction schedule, negotiate with contractors, resolve
labor disputes, coordinate third party vendors &
regulatory bodies while minimizing the threat of financial
loss due to delays and cost overruns would be a daunting
task.
The Owners Representative, also called Construction Manager
Agent (CMa), fills the need Owners have for experienced
project managment oversight of their construction project
while allocating the risk for that expertise to a qualified
service provider.
Were there from the begining to end assisting the
Owner with the selection of the Architect/Engineer, managing
the preconstruction process, working to develop the master
budget, coordinating regulatory approvals, assisting with
the advertise/bid & award phase, monitoring
construction progress, providing scope and change order
management, monitoring start-up & testing of mechanical,
electrical, plumbing and other systems, conducting contract
close-out and FF&E management.
Owners bear ulitmate responsibility for the outcomes
of their project. Thereby assuming all risk! Without
proper planning and the implementation of adequete controls,
risk will be improperly allocated back to the Owner. We work
with Owners as their agents to mitigate risk, transfer it to
the appropriate parties and to ensure from start to finish the
project is successfully completed within the alloted time and
budget.
